§ An additional Php100.00/sq.m. for all lots facing

CHANGE OF STATUS
q Changes on financing plan, house model and lot location,
a transfer fee of Php5,000.00 will be charge. Only one
transfer is allowed. The second transfer will be considered
as a withdrawal and subject to the provisions of withdrawal.
BLOCKING OR HOLDING A UNIT
q A reservation fee of Php10,000.00 (non-refundable)
must be paid prior to blocking of unit as specified
in the site development plan.
PROVISION FOR MOVE-IN
q When house construction is completed
q Must have paid the Membership Dues of the Homeowner's
Association and Water Connection Fee.
q If in-house financing (Cash A, Cash B and C), must
have paid at least 51% of the TCP and complete PDCs
for the balance.
q If cash D (5 years), the buyer can move-in to the
house provided :
§ Must have paid at least 20% of the TCP with complete
PDCs for the balance
§ Have been credit approved and have paid the credit
investigation fee of Php1,500.00.
§ Have secured a MRI (Mortgage Redemption Insurance)
policy with accident and disability riders.
§ Have secured a Fire Insurance policy.
q If the financing is coming from the bank or other
financing institution, the buyer must have fully paid
the Equity and the "LETTER OF GUARANTEE" or
"LETTER OF UNDERTAKING" has been issued by
the financing institution.
q Has signed the Certificate of Acceptance for his unit.
OTHER PROVISION FOR LOT ONLY BUYERS
q Buyer can start construction under the following conditions
:
· TCT must be available
· Basis facilities (roads, drainage, water and
electricity) are ready.
· Must have paid at least 70% of the TCP.
GENERAL PROVISIONS
v Common Bacayan Development Corporations reserves the
right to refuse to sell to individual or corporation
which it finds not acceptable.
v Common Bacayan Development Corporations reserves the
right to adjust prices and change terms and conditions
of payment without prior notice.
v Common Bacayan Development Corporations does not give
rebates to buyer's who do not have brokers.
v Request for alterations or deletion on the house purchased
by the buyer will not be allowed. Any alteration and/or
deletions should be made after turnover with the proper
documents such as building, occupancy, electrical permits,
etc. The buyer will secure himself such permits from
the different government agencies concerned.
v Buyers must know that Villa del Rio Mactan is governed
by the Deed of Restrictions duly registered and approved
by the Housing and Land Use Regulatory Board (HLURB).
