DO ZONING LAWS REGULATE? Besides restricting the uses that can be
made of land and buildings, zoning laws also may regulate the
dimensional requirements for lots and for buildings on property
located within the town, the density of development, and whether you
can have pigeons, dogs, sheep or llamas. Some zoning ordinances also
regulate the extraction of natural resources from land within the
zoned area, others provide space for hospitals, parks, schools, and
open space and still others protect places of historical
significance within the community. HOW DOES ZONING AFFECT ME? IS IT
A CAUSE OR EFFECT? OR Cebu industrial lots IMPACT? The occasion will eventually arise –
either for business or home – where you will have an opportunity to
learn what you can and can’t do with your land. To avoid getting
into legal hot water, for example, if you are purchasing a 19th
century mansion, with a large building in the back that you’d like
to rent out or use as an office, you will want to find out if office
use is compatible with the local zoning. You’ll also want to know if
there have been any improvements or additions made to the house
after its original construction, and if so, whether they were
approved. If there is no record of approval, you may want to think
hard about the choice as the local authorities may ask you to tear
it down or make some costly repairs. IT SOUNDS AS IF ZONING ONLY CAN
HURT ME NOT HELP ME? Not so. As an existing Cebu industrial lots owner, you would look to
the local zoning rules to protect your property values and peace of
mind should your community want to rezone to build a new prison, a
raw sewage pipeline, or new highway; or your neighbor be planning to
build a second story that blocks your stunning view of the ocean, or
wanting to start a pre-school in her home or car repair shop in his
garage; or a company wants to reconvert the neighborhood gas station
to a McDonalds, which is going to up the decibel level and traffic
in your otherwise quiet neighborhood. WHAT IS A MORTGAGE?
Most home buyers have to borrow money in order to purchase their
home. Few have enough money sitting in the bank, or in other easily
saleable assets, to pay the entire cost of the home at once. (Even
those few who do have enough money usually find it financially
advantageous – perhaps for extra tax relief -- to borrow some of the
money.) The home loan they receive is called a "mortgage."
Generally, a mortgage is a loan of money to the home and Cebu industrial lots owner secured
by a "lien" on the real estate.
